Ask us about our new expanded title insurance policies

Our industry has always lauded the protection that owner’s title insurance offers buyers of residential and commercial properties. In fact, we’re intensely proud that this protection only costs a one-time fee at closing but lasts as long as you – or your heirs – retain ownership.

However, thanks to the evolution of fraud and other threats, a more expanded policy could be in order for you – or your clients. Think of it this way. Traditional title insurance, often called the ALTA Standard Owner’s Policy, is a layer of security against past events that haven’t been discovered yet, but this added protection can better guard your ownership claims against future events that could threaten your property rights.

Here are some examples.

● You buy a home, and a few years later someone impersonates you to take out a HELOC against the home. (Post Policy Forgery)

● After you buy your home, a neighbor builds a shed that crosses over your property line. (Post Policy Encroachment)

● When you’re ready to sell, a new survey shows a neighbor’s pool is over the property line, and the buyer backs out of the contract after agreeing to a purchase agreement. (Neighbor’s encroachment causes a buyer to cancel a purchase agreement, a lender refuses to loan funds, or a tenant refuses to lease.)

That’s not all. The benefits of an enhanced policy also include the promise of continuation of coverage, even if the owner no longer holds title, and it adds more coverage and protection against inflation (up to 150% of coverage over five years).

Even as we trumpet these added protections, it’s important to reinforce that a standard policy is as strong as it’s always been – it’s the best protection you can get for your property rights. However, this added coverage is worth consideration, and we’re glad it’s an option for all our customers and partners.
